30-Day Inspection

Sometimes referred to as the 11-month inspection, this is one of the best times to examine your home in detail. Your home has now had the chance to settle, shrink and expand! It has also seen 4 seasons and lots of different weather conditions. Plus, your house has had a chance to get to know you! 'Sounds crazy but your neighbour has a grand piano in the middle of their living room and is fond of having the family gather round for sing-alongs every Friday night. Your other neighbour has a king-size water bed and a 400kg aquarium in their bedroom while another neighbour is a single guy who uses his home only to sleep. Every house goes through shock with a new owner. Let's see how your home is responding.

New Home Check will:

  • arrive at your home with a smile
  • review what is covered by the warranty program at this point
  • review any particular concerns you may have
  • inspect the home from top to bottom in a system by system approach noting and taking pictures of every step of the process paying particular attention to water penetration issues
  • place a proprietary(!) 'sticky note' on each area of concern
  • review the findings
  • provide you with a detailed inspection report that lists items that are the builder’s responsibility and other items that fall outside what is required by the builder
  • fill out the necessary paperwork (Tarion’s forms) and submit it on your behalf
  • retain and file a copy of all documents and photos in a secure, off site safety deposit box should the originals become lost
