  • My house is covered by a warranty - why inspect?

    Great question. Maybe you seem to be ok and really don't need an inspection. But, there are close to 300 building details covered by the Construction Performance Guidelines that are rightfully yours. If you don't know what they are or don't know how to look for them, you may be leaving some items off your list for the builder. In our experience, a newly built home will have an average of 25+ items to be noted on the year end paperwork. The other great outcome of an inspection is the added confidence you have living in your new home. You will have a better understanding of how the home works as a system and how to maintain/lower costs of ownership. The end result? Lower anxiety levels when things don't work the way they should.

  • Do I need to do all 4 inspections you offer? What’s the difference?

    You don't need to do anything. Walking through your new home with an experienced inspector who has your best interests at heart can only help you feel more comfortable as a homeowner. Some clients want us there every step of the way. Others would like a second set of eyes at the Pre Delivery Inspection. While some owners feel that it is best waiting until the Year-End inspection after everything has had time to settle. You need to be comfortable with your decision based on your experience, knowledge of construction and personal situation. Click here for a description of services provided.

  • How long does an inspection take?

    Much depends on how large or complex the home is but 2-3 hours on site is typical.

  • When do I get my report?

    We will review all findings with you on site. Off site, we prepare the electronic report and insert all the Tarion language, pictures and comments. We also prepare the Tarion Statutory forms at this time. This is all packaged up and emailed to you within 24 hours.

  • Will you help me if I am in a dispute with my builder?

    We will certainly be able to help you determine if the dispute is legitimately a builder issue. We won't fight your battles on site as we don't run that sort of a business. You are better served by a company that specializes in dispute resolution.

  • How much does an inspection cost?

    Our fees are based on the square footage of the home. Most homes fall into the $350 - $550 range.

  • How far in advance do I need to book?

    We will work our hardest at booking your appointment when it suits your schedule. If that is today, we’ll try and make it work but usually we can have your home inspected within 3 days.
