30-Day Inspection

The infatuation phase is still in full swing but now is a good time to note the inevitable deficiencies that were either overlooked at the PDI or have developed since. At this point in time, your home is covered for all water penetration issues (including roof, windows/doors and basement), all builder installed mechanics and workmanship issues.

  • arrive at your home with a smile
  • review what is covered by the warranty program at this point
  • review any particular concerns you may have
  • inspect the home from top to bottom in a system by system approach noting and taking pictures of every step of the process
  • place a proprietary (!) 'sticky note' on each area of concern
  • review the findings
  • provide you with a detailed inspection report that lists items that are the builder's responsibility and other items that fall outside what is required by the builder
  • fill out the necessary paperwork (Tarion's forms) and submit it on your behalf
  • retain and file a copy of all documents and photos in a secure, off site safety deposit box should the originals become lost
