Second Year Inspection

You are now at the end of the meaningful warranty period; the time after which you are on your own as a homeowner (almost). The two-year warranty covers all of the builder installed mechanicals (plumbing, heating and electrical), exterior cladding (brick, siding, etc.), and water penetration issues. An inspection at this time is a good idea as the mechanicals are no longer new and may attention. Small leaks can go undetected and cause substantial damage that may not show up until after the warranty expires. Wind damaged shingles, basement leaks and overheated wiring are just some of the more common defects uncovered at this inspection.

New Home Check will:

  • arrive at your home with a smile
  • review what is covered by the warranty program at this point
  • review any particular concerns you may have
  • inspect the home from top to bottom in a system by system approach noting and taking pictures of every step of the process paying particular attention to water penetration issues, the heating system, plumbing and electrical issues
  • place a proprietary (!) ‘sticky note’ on each area of concern
  • review the findings
  • provide you with a detailed inspection report that lists items that are the builder’s responsibility and other items that fall outside what is required by the builder
  • fill out the necessary paperwork (Tarion’s forms) and submit it on your behalf
  • provide a maintenance schedule to keep you on top of the house systems moving forward
  • retain and file a copy of all documents and photos in a secure, off site safety deposit box should the originals become lost
